Josh Halsey, founder and director of Chatsworth Mortgage Group, is featured in the October 2026 issue of The Intermediary, the UK trade magazine for mortgage brokers and lenders. He gives his view of the Chichester property market in the magazine’s Local Focus series.
In the feature, “A buyer’s market”, Josh describes Chichester as resilient but more balanced than it was a couple of years ago. Sellers are having to be realistic on price. Buyers who have their finances in order and an agreement in principle in place are in a strong position to negotiate.
He says competition between lenders has kept a healthy range of mortgage products on offer, and that clients who held back earlier in the year are now returning to move home or remortgage. His advice is to act early: get an agreement in principle before house hunting, and start a remortgage around six months before a current deal ends.
How borrowing is changing locally
- More first-time buyers are getting help from family.
- More older homeowners are reviewing their options as fixed rates come to an end.
- Landlords are facing tighter rent cover tests, so many are putting down bigger deposits, buying through limited companies or looking at HMOs.
High street lenders remain the main route for most residential buyers. Specialist lenders and private banks are playing a growing part for buy-to-let, complex cases and higher-value homes.
Josh Halsey said: “It’s great to be asked by The Intermediary to talk about Chichester. It’s a brilliant market with real opportunities for buyers who are prepared. As I said in the piece, there’s never ever a perfect time to buy, so the best thing anyone can do is get their finances sorted early and speak to an adviser.”
