MONKS CROSS Garden Village will deliver more than £18.7 million towards local schools, transport improvements and community infrastructure as the major development takes shape on the outskirts of York.
The new neighbourhood, being built in Huntington over the next decade, will provide 970 homes alongside a primary school, community hub, sports pitches, retail provision and a new country park.
Redrow Yorkshire, the developer behind the masterplan for the consortium scheme, has highlighted the long-term benefits it will bring to both existing and future residents as major infrastructure works continue across the site.
More than £15 million has been secured for education provision, including funding towards primary, secondary, early years and special educational needs facilities. In addition, Redrow will gift land to the local authority for a proposed primary school within the development, creating an opportunity for generations of local families to access education close to home. There is also potential for additional educational facilities in the future, subject to the council’s plans.
A further £3.7 million will support improvements to bus services, highways infrastructure, cycling routes, sustainable transport measures and local services.
John Handley, managing director for Redrow Yorkshire, said: “We know residents have seen roadworks and infrastructure works taking place in recent months and understandably people want to know what these improvements are being delivered for.
“Monks Cross Garden Village will create much more than new homes. It will bring investment in schools, public transport, walking and cycling routes, community facilities and green spaces that can be enjoyed by people living across the local area.
“As the development progresses, residents will start to see these benefits take shape, from the proposed primary school and community hub through to the new country park and recreational facilities.”
Designed around the principles of the original Garden Village movement, the development will place green infrastructure at its heart.
A new country park to the east of the development will provide extensive open space for recreation, walking and nature, while landscaped public areas, tree-lined streets and dedicated walking and cycling routes will help connect neighbourhoods across the site.
A proposed community hub with retail provision will be located within the central parcel of the development, creating a focal point for residents and providing convenient local amenities. Redrow has submitted a reserved matters application for the central parcel, which will also include homes from Barratt and David Wilson Homes.
The wider scheme is being delivered in phases, with major infrastructure and community facilities planned alongside new homes to help create a well-connected and sustainable new neighbourhood from the outset.
Alongside investment through the development, Redrow Yorkshire has also made a voluntary £7,000 donation through its community fund to local community interest company, The Land Haxby.
The organisation supports autistic children, young people and their families through a tranquil natural environment designed to reduce anxiety, combat social isolation and promote wellbeing.
The funding will help provide additional wooden benches across the Land Haxby’s site, in Haxby, York, creating quiet seating areas where children and young people can access activities at their own pace and from safe spaces. It will also contribute towards the creation of a new access point into the site as part of highways improvement works.
Vanessa Beckett, land manager at The Land Haxby said: “We are incredibly grateful to Redrow for the generous donation and for recognising the work we do within our community.
“At The Land, we support individuals and families who have often been let down by traditional systems and services, leaving them feeling isolated, misunderstood and without the support they need.
“We provide a safe, welcoming space where people can connect with nature, build friendships and feel a genuine sense of belonging, without judgement or expectation. It means so much to have our work acknowledged and supported by a local business that values its community.”
John added: “As we build new communities, we also want to support the communities that already exist around us. The work carried out by The Land Haxby makes a genuine difference to local families and we’re proud to support a project that promotes inclusion, wellbeing and access to nature.”
Construction is currently underway on the first phase of development, Monks Cross Village Gardens, where Redrow is delivering 314 homes, including 30% affordable housing and a number of self and custom-build plots as part of the wider Garden Village masterplan.
